Because of our growth & backlog of projects, we are looking for a more seasoned project manager who has at least 5yrs of experience on ground up multifamily, mix-use or hotel type projects.

Estimating/Bidding/Preconstruction
Performs takeoffs and project estimates to determine costs and budgets.
Solicit, review, and scope subcontractor and vendor bids, quotations, and related contract specification sections.
Performs buyout of major construction materials and supplies.
Assist with project start up, including obtaining permits and licenses and managing jobsite mobilization.
Documentation & Reporting
Lead responsibility for project document management and project controls.
Distributes and tracks all drawings and specifications to subcontractors/suppliers and the Superintendent.
Manage complete submittal process, including the following: obtain submittals; review submittals for compliance with contract documents; upon approval, manage submittal and procurement with subcontractors/vendors; track submittals with procurement schedule; develop complete submittal log. Assessing conformance to contract specifications and resolving any conflicts in interpretation.
Writes subcontract agreements using Company subcontract agreement forms.
Enter and update information in project management software (job status reports, pay applications, projections, change orders, and RFIs).
Write meeting agendas and meeting minutes.
Completes budgeting/actual committed report, review and code invoices with project actual committed report.
Provide accurate cost projections.
Planning & Schedule
Leads in development, planning, and updating of overall project schedule.
Leads in development of project quality control plan implementation and compliance with contract requirements.
Lead subcontractor start up meetings.
Converse with project staff to outline work plan and to assign duties, responsibilities, and scope of authority.
Project Management & Closeout
Provides management and technical support to construction staff. This individual should be able to manage multiple type of projects with varying levels of complexity with minimal supervision.
Reviews plans and other technical documents, answers questions regarding the scope and/or timing of the project, and monitors costs and project progress.
Serve as the main point of contact for the Engineer and Architect
Work with field management/Director of Safety to generate job specific safety plan for the project and communicates with superintendent, field safety coordinator, and safety director to plan and implement safe work practices and programs on job site.
Directs and coordinates activities of project personnel to ensure project progresses on schedule and within prescribed budget.
Coordinate owner furnished items with project scope of work.
Resolve daily problems and expedite materials in conjunction with field supervision.
Manage punch list and work with subcontractors to execute the punch list in accordance with project schedule.
Coordinates project activities with those of government regulatory or other governmental agencies.
Conducts or manages owner training.
Conducts and/or manages the close-out process including preparing final records for the project such as Requests for Information (RFI's), close-out records, warranties, as-builts, Operations and Maintenance manuals (O&Ms), attic stock, and spare parts, and evaluating information to ensure compliance with contract documents.
Development
1. Foster assigned client relationships furthering a trusted status.
2. Seeks to build meaningful relationships with Owners, Architects, and other construction industry representatives.
3. Works with marketing staff to develop prospective clients.
4. Coordinates efforts on design/build/negotiate projects.
5. Delivers early budgets to Owners.
6. Mentor and train assistant project managers, project engineers, and co-op/intern students
Basic Qualifications
Valid drivers license and reliable method of transportation.
3. Bachelors degree in a relevant discipline, i.e., Engineering, Construction Management, Construction Technology, Engineering Technology, etc.
Ability to read and understand technical specifications, construction drawings, technical manuals, product/material installation instructions and engineering/architectural drawings.
Proficiency in Microsoft Office Suite.
Ability to display a high degree of responsibility, ownership, and integrity.
Exceptional written and verbal communication skills.
Organized and goal-oriented work approach.
Ability to manage multiple activities throughout the course of a project.
Desire to seek out and resolve project issues with a team.
Ability to work in a team environment and get along with others
Preferred Qualifications
5+ years of construction industry experience.
Experience with software applicable to the construction industry such as Microsoft Project, Viewpoint, Bluebeam Revu, Timberline Estimating, and AutoCad
Training
--up-to-date CPR/AED certificate. Employer will provide if necessary
--30-hour OSHA training (within the last 5 years). Employer will provide if necessary
--Employee is expected to attend equipment trainings and gain required equipment operation certifications.
--Attend corporate trainings including safety trainings, equipment and tool trainings, monthly in-house TRUST Academy modules, and annual PM/Superintendent meetings.
SUPERVISORY RESPONSIBILITITES:
***Manages field management team (Superintendent(s) and Subcontractors Superintendent(s) and Foremen) who supervise field employees. Responsible for the overall direction, coordination, and evaluation of the project. May also, indirectly, supervise multi-prime subcontractors and their employees, if required by contract documents. Carries out supervisory responsibilities in accordance with the company's policies and applicable laws. Responsibilities include assistance in interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
SAFETY RESPONSIBILITIES:
***To ensure that subcontractor enforces their safety programs including the holding of toolbox safety meetings. Refer and adhere to the Omega Safety Manual for further instruction and OSHA regulations.
PHYSICAL REQUIREMENTS:
***Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
Must be able to repeatedly lift 50-pounds at a time, and occasionally push and/or pull 100-pound loads at a time.
Exposure to characteristic construction site dangers.
Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite.
